Renting vs Buying by City (2025)

Price-to-rent ratios, break-even points, and local market analysis for 12 major cities across the UK, US, Canada, Australia, and Europe. Data updated Q1 2025.

What is the price-to-rent ratio?
The price-to-rent ratio is the home price divided by annual rent. A ratio of 200 means a Β£200,000 home rents for Β£1,000/month (Β£12,000/year). Lower ratios favour buying; higher ratios favour renting. Rule of thumb: under 150 = buy, 150–200 = neutral, over 200 = lean toward renting.

London has one of the highest price-to-rent ratios in the world. Stamp duty, high maintenance costs on flats, and service charges make buying expensive. The break-even point in London zones 1–3 is typically 10+ years.
